Standard lease terms
Our standard lease is 11 months, renewable by mutual consent. Rent is due on the 5th of each month. The security deposit is three months of rent at signing, refundable at the end of the tenancy after settlement of any pending dues or damages beyond normal wear. Notice period is one month either side. We do not charge brokerage — you deal directly with the owner. Electricity is sub-metered per unit; tenants pay the EB department directly based on actual consumption. Water (24×7 borewell + corporation feed) is included. Wifi is the tenant's choice — every unit is wired for it. Maintenance covered by us includes common-area cleaning, lift, generator fuel, CCTV monitoring, and structural upkeep.

What's NOT included
Electricity (sub-metered; you pay the EB bill at consumption), wifi (every unit is wired but you arrange your own connection — JioFiber and BSNL FTTH both reach this lane), cooking gas (LPG cylinder via the standard Pudukkottai delivery network), and any AC running costs. Items inside your unit — your furniture beyond the semi-furnished baseline, white goods, kitchenware, etc. — are also tenant-owned. We don't charge an annual maintenance fee on top of monthly rent.
