When was Padmavathy Apartments built?+
The building was completed in 2026. All units are brand-new with first-time fittings, finishes and appliances.
How many units are available?+
Six units total: 5 × 1BHK residential apartments across floors 1–3, plus a flexible ground-floor space suitable for an office, clinic, or chamber.
Is there a lift?+
No — the building is G+3 with a single staircase fitted with sensor LED lights. Third-floor units rent slightly higher because of light and privacy, not access.
Is there parking?+
Yes. Covered parking for 2 cars and 5 two-wheelers in total, allocated per unit on a first-come basis.
Is EV charging available?+
Yes — a 7kW Type-2 EV charging point is installed in the parking area, available to all tenants on a metered basis.
What is the water supply like?+
24×7 supply from a dedicated borewell with a 5,000-litre overhead tank. No tanker dependency, no scheduled cuts.
Is there power backup?+
Inverter backup is provided for common-area lighting and the water pump. Individual units arrange their own backup if needed.
Is CCTV installed?+

What is the monthly rent?+
₹11,500 to ₹13,000 for 1BHK units depending on floor and aspect. The ground-floor office space is ₹15,000.
How much security deposit is required?+
Three months' rent for residential units (₹34,500–₹39,000). Six months' rent for the ground-floor office (₹90,000). Refunded within 30 days of move-out, subject to inspection.
What is the maintenance charge?+
₹600/month for residential units; ₹800/month for the ground-floor office. Covers CCTV, common-area lighting, water pump, and borewell maintenance.
Is brokerage charged?+
No. Padmavathy Apartments is rented directly by the owner — there is no brokerage fee at any point.
What is the lease duration?+
Standard 11-month renewable agreement with a 6-month lock-in period and 7% annual escalation. Registered on TNREGINET, stamp duty shared equally.
What is the notice period?+
Two months' written notice is required from either side before vacating, after the lock-in period.
How is electricity billed?+
Each unit has a separate sub-meter — tenants pay actual consumption directly. Common-area electricity is included in maintenance.
Is the rental agreement registered?+
Yes — registered through TNREGINET in line with Tamil Nadu rental regulations. Stamp duty is shared equally.

What documents are required?+
Aadhaar, PAN, employer letter or recent payslip, one passport-sized photo, and one local reference. Police verification (Form C) is filed by the owner within 7 days of move-in.

Yes — Form C is filed within 7 days of move-in. The owner handles the entire process; tenants only need to provide the standard documents.
Move-in process
How do I schedule a site visit?+
Send a WhatsApp message to the owner with your preferred slot. Visits are typically arranged within 24 hours, daily between 8 AM and 9 PM.
What is the move-in process?+
Confirm a unit on WhatsApp → submit documents → sign the registered rental agreement → pay deposit + first month's rent → receive keys. Typically completed within 3–5 working days.
Are the units furnished?+
Semi-furnished — modular kitchen with granite counter, wardrobes in the bedroom, geyser, ceiling fans and tube lights are included. AC, fridge, and washing machine are tenant-arranged.
